PCCP, Trinitas Ventures and Peninsula Investments developing 237-unit build-for-rent community in Noblesville

A joint venture of PCCP, Trinitas Ventures, and Peninsula Investments has announced the ground-up development of Avanza at Hyde Park, a 237-unit, Build-for-Rent (BFR) community at 136th Street and Brooks School Road in Noblesville, Indiana.

Situated in a high barrier-to-entry, affluent Indianapolis suburb, the project is now under construction with completion anticipated in Fall 2027.

Avanza at Hyde Park is Trinitas’ first build-to-rent development project under its AvanzaSM brand. “We believe the capitalization of Avanza at Hyde Park is the result of Trinitas’ disciplined, insight-driven approach to selecting and crafting quality residential communities,” said Eric Wojak, an Executive Vice President with Trinitas.

Upon completion, Avanza at Hyde Park will be a Class A, villa and townhome community situated on 25.5 acres and will consist of a mix of one-, two- and three-bedroom villas and two- and three-bedroom townhomes. The property will feature fenced backyards, double vanities in primary bathrooms, nine-foot ceilings, in-unit washer/dryers, stainless steel appliances, and quartz countertops. It will also provide residents with a large amenity center with private conference rooms and a resident lounge, complemented by open green space, a pool, outdoor lounge areas, a dog park, a walking trail, and ample resident parking.

The project is well-located across from Noblesville’s Hamilton Town Center, a 950,000-sf open-air retail center that draws in patrons from the affluent surrounding neighborhoods. The site is 26 miles northeast of downtown Indianapolis in Hamilton County, the most desirable county in the MSA due to its strong schools, affluence, and access to employment. Additionally, Noblesville offers proximity to major job hubs including the US-31 and Park 100 corridors and downtown Indianapolis.
