PCCP, LLC and TriStar Properties have formed a joint venture for the acquisition of 137 acres of land and the speculative development of up to about 1.3 million square feet (of industrial property in Maryland Heights, Missouri.
The fully entitled project, named Westport Commerce Center, is planned for six, single-loaded warehouse buildings each ranging in size from 194,615 square feet to 252,720 square feet. Construction will be in phases with the first phase consisting of two buildings of 194,615 square feet each.
The six buildings will feature 185-foot combined truck court and trailer parking, 32-foot clear heights, ESFR sprinklers, LED lighting and a rear-load design. The first phase has now commenced with completion anticipated for the spring of 2022.
The site provides a central distribution location within the greater St. Louis industrial market and is located in the City of Maryland Heights within the central St. Louis County industrial submarket. The central St. Louis County submarket’s most distinctive quality is its location at the intersection of St. Louis and St. Charles Counties providing proximity to the bulk of the metro area’s population base. The project is also a short drive from the intersection of Highway 364 and Maryland Heights Expressway (Hwy 141), which provides connectivity to I-70 and I-270.
