A joint venture of PCCP, LLC and United Properties will develop InverPoint 2, a speculative, 96,000-square-foot industrial building at 8450 Courthouse Blvd. within the InverPoint Business Park in Inver Grove Heights, Minnesota.
Building construction has now commenced with completion anticipated in late 2022.
Situated on 6.4 acres of land, InverPoint 2 will feature 160-foot bays (50’ x 50’ column spacing + 60’ speed bay), a 28’ clear height, 12 dock doors (1 per bay), four drive-in doors, 108 surface parking stalls and five entrances. The facility will be able to accommodate tenants ranging from 16,000 square feet to 96,000 square feet.
InverPoint Business Park is a five-building master-planned industrial park on a 45-acre site that will total 475,000 square feet when complete. The first building was developed by United Properties as a warehouse build-to-suit and the second building was speculatively developed by PCCP and United Properties and is now fully leased.
Inver Grove Heights is located in the Twin Cities’ South Central submarket, one of the Twin Cities’ largest and best-performing industrial submarkets. It is 20 miles southeast of Minneapolis (25 minutes), 9 miles south of St Paul (15 minutes), and 12 miles from the Minneapolis-St Paul International Airport. Located at the State Highway 55 and 53 interchange, the site offers highway visibility and immediate access to the Twin Cities expansive highway network. The site is located .5 miles from Highway 52, 3.5 miles to I-394, and 5 miles from I-35E.
