F&F Realty Ltd. and Fifield Realty Corp. announced the start of pre-leasing at 727 West Madison, a new 45-story, 492-unit luxury rental tower in Chicago’s West Loop neighborhood. First move-ins for the elliptical-shaped glass high-rise, which is the tallest building west of the Kennedy Expressway, are planned for later this year.

727 West Madison will offer studio, convertible, one-, two- and three-bedroom residences, ranging from approximately 500 to 1,550-plus square feet, with the 45th-floor penthouse sized at 1,800 square feet. Adjacent to the building at its ground level will be 10,000 square feet of retail space. Both Whole Foods and Mariano’s are across the street from the tower.
Designed by Chicago-based FitzGerald Associates Architects, construction on 727 West Madison began in early 2017 with Evanston, Illinois-based Morgante Wilson Architects designing the building’s interiors, including all residences and most common spaces. Serving as general contractor for 727 West Madison has been Lendlease, while Bozzuto will manage the property.

To make the spaces more flexible, mobile islands were designed with open-concept shelving and can be pushed against a wall to further open up the space for large gatherings. Floor-to-ceiling windows with incredible city views provide the perfect backdrop for the elegant and modern finishes.”
Building amenities include an expansive sun terrace with pool, spa, cabanas and grilling stations, and intimate seating areas showcasing porticos for dining and lounging. Indoor amenities include a fitness club with a yoga, barre and Pilates studio; private massage room; resident’s lounge with adjacent party room and demonstration kitchen; state-of-the-art screening room with surround sound; dog spa; creative co-working space with a business center, conference rooms with presentation screen, work carrels, and high-speed Wi-Fi and extensive bike storage with supplies, tools and air pumps.
High-speed internet and video will be available in all units and residents will have their choice of provider.
