Pre-leasing for 111 apartments has begun at The Concord at Sheridan, a joint venture of Chicago-based The Habitat Company, Three Corners Development, the Chicago Housing Authority (CHA), Lightengale Group, Iceberg Development and Cubit Development. The project is slated to welcome first residents this spring.
The seven-story, mixed-use, mixed-income development is located at 6438 N. Sheridan Road in Chicago’s Rogers Park neighborhood, steps from Loyola University Chicago’s Lake Shore Campus. The project will bring a mix of one- and two-bedroom residences to the neighborhood, ranging from 520 to 1,049 square feet. Sixty-five units are reserved as affordable housing for CHA residents, while the remaining 46 will be market-rate units.
Designed as an eco-friendly building by GREC Architects, The Concord at Sheridan was constructed with locally sourced building materials, water-saving plumbing fixtures and energy-efficient light fixtures. The urban infill development will also include nearly 30,000 square feet of ground-floor retail space, anchored by a flexible-format Target store.
“Combining mixed-income housing with a mixed-use development is one of the best ways to help a community at large evolve and drive economic growth,” said Charlton Hamer, senior vice president of Habitat Affordable Group, a division of The Habitat Company, which is leasing and managing The Concord at Sheridan. “Not only will The Concord at Sheridan bring in a diverse population that will frequent area retail and restaurants, but the Target also will be adding jobs to the neighborhood while filling a retail void.”
Each residence at The Concord at Sheridan will feature expansive windows, in-unit laundry and kitchens with granite countertops and Energy Star stainless steel appliances. Most units also include walk-in closets. The building’s amenity spaces include a theater room, game area, party room, community kitchen, fitness center, private conference room, internet café with workspaces and bike storage for each unit. An outdoor terrace, located on the second floor of the building, will offer lounge seating, fire pits and a dog run.
“The amenities at The Concord at Sheridan were chosen carefully and they are designed to be as diverse as its residents—something for everyone,” said Virginia Pace of Lightengale Group. “Whether residents want a stylish and inviting space to accommodate a business meeting or book club, or a place to be more active and socialize by playing games or working out, this building has them all.”
As a transit-oriented development in the heart of Rogers Park, it offers easy access to the Loyola Red Line station and multiple CTA bus stops. The Concord at Sheridan will also provide underground parking for both residents and shoppers. In addition to enjoying convenient access to Target, residents will be within walking distance of the Lake Michigan shoreline, as well as popular storefronts, cafés and restaurants in the surrounding neighborhood.
Rightway Madison JV is serving as the general contractor for the project. Financing is being provided by the Illinois Housing Development Authority, CHA, city of Chicago, Citibank, The Richman Group and Credit Capital.
