Lendlease Development and co-developer Magellan Development Group have started pre-sales for Cirrus, a 47-story, 363-unit luxury condominium tower at 211 N. Harbor Drive, along Chicago’s lakefront in the Lakeshore East community. Scheduled to begin construction this summer, with first deliveries in fall 2021, Cirrus is part of a three-tower addition that represents one of the final phases of the Lakeshore East master plan.
“With Cirrus, we’ve worked with our partners to carefully design a tower that complements this idyllic site at the prominent juncture of Lake Michigan and the Chicago River,” said Tom Weeks, executive general manager of development at Lendlease. “In addition to being thoughtfully placed to maximize views of the lake, river, skyline and adjacent Cascade Park—a public green space for the entire neighborhood—Cirrus fills a void in the new-construction condo market with a range of floor plans and price points that presents a unique opportunity for the downtown buyer, especially in such a prominent location.”
Buyers can opt for one-bedrooms all the way up to penthouses, including one duplex, that range in size from 650 to over 3,000 square feet. Exclusive amenities include a 24-hour concierge and lounge with an open, circular fireplace; an adjacent outdoor pool overlooking Lake Michigan; an additional, indoor pool lounge; a wine cellar with tasting room; separate show and prep kitchens with a dining area and chef’s corner lounge and an east-facing outdoor terrace with barbecue and fire pit
The property will share additional amenities with Cascade, an adjacent 37-story, 503-unit apartment tower that will break ground simultaneously and be developed by the same partners. These common areas, which will be located in a shared podium, include a 25-yard indoor lap pool, children’s playroom, fitness center, massage and steam rooms, game room with golf simulator and billiards, screening room and more.
Cirrus will include deeded, below-grade parking spaces, accessed via Harbor Drive, lower Randolph Street and lower Wacker Drive and housed in the podium shared with Cascade and, eventually, a third residential tower. All three high-rises, which feature curvilinear metal and glass towers positioned to reflect the water and sky, are designed by Chicago-based bKL Architecture.
Outdoors, all residents will enjoy access to Cascade Park, a public, 0.8-acre green space that will provide an activated connection to the lakefront and Riverwalk. Designed by internationally renowned Claude Cormier + Associés, the park will include lush landscaping, passive wellness features, meandering pathways, outdoor living rooms for recreational use, terrace seating and a public dog park.

To date, Magellan Development Group has completed 10 large-scale residential and mixed-use projects in the Lakeshore East master plan, as well as the approximately five-acre Lakeshore East Park. The three new towers mark the first time Lendlease and Magellan have partnered as co-developers.

In addition to the Lakeshore East towers, Lendlease recently developed The Cooper at Southbank, a 452-unit tower in Chicago’s South Loop that is the first of several planned towers within Southbank, the firm’s new neighborhood development along the South Branch of the Chicago River. That project includes two public amenities—the 2.5-acre Southbank Park and an extension of the Riverwalk—both of which are scheduled to open this year. In the West Loop, Lendlease, along with The John Buck Company and Intercontinental Real Estate Corporation, are developing 845 West Madison, a 586-unit mixed-use development on a full city block across from Mary Bartelme Park.
