PREMIER Design + Build Group is now undertaking the renovation work of the Greenleaf Building Redevelopment Project at 2567 Greenleaf Ave. in Elk Grove Village. DCT Industrial Trust is the project developer.
PREMIER is combining new construction with the adaptive reuse of the existing building. The construction is projected to be complete July 2013. The PREMIER project team will apply their combined expertise to reutilize the majority of the existing structure, while creating a new, modern building complete with a speculative office, efficient warehouse space and an expanded, improved exterior dock configuration.
The current structure stands in excess of 120,000 square feet, yet portions of the building are impractical for today’s warehouse users. The facility will be transformed into an efficient 90,000-square-foot structure with an onsite maneuvering space for trucks. The new truck court is designed to help regulate truck traffic entering and exiting the site and to eliminate disruption to local traffic.
The current façade consists of obsolete exterior metal panels and masonry, both of which will be removed and replaced with precast, and a glass entrance feature. A new 2,500-square-foot speculative office is being constructed; the facility will accommodate two tenants. Additional features for the building include 13 new truck dock positions, underground storm water detention, T5 warehouse lighting, as well as new electric and gas services.
