Bridge Development Partners LLC selected PREMIER Design + Build Group LLC to construct a new 365,359-square-foot industrial facility, which has made significant progress since its 2013 groundbreaking.
Located in McCook, the sizeable build-to-suit facility is being constructed on approximately 25 acres of land and will serve the entire Chicago area for the new tenant.
The brownfield infill site required redevelopment of the pre-existing chemical plant, as well as environmental material removal, which was capped in accordance with federal and state guidelines. The new structure is made of steel and precast, with a full interior build-out currently underway.
Included in the 30-foot clear height structure are 50 exterior docks and an ESFR fire protection sprinkler system. The facility also includes a graphics production area, 39 private offices, 14 conference rooms, 47 collaborative work areas, one training room, a mechanic’s service area and racked storage space.
PREMIER will complete the build-out’s electrical, carpentry and paint, and finalize the design with the installation of carpet and furniture. An asphalt parking lot will be installed, allowing for 261 car stalls and 265 trailer stalls. On site water retention will be maintained via onsite dry-bottom retention pond. The project has been designed, and is being constructed, for LEED certification. The anticipated completion date is end of May 2014.

Joe Ahrens of PREMIER Design + Build Group is the project manager overseeing the development and Scott Lebak is the project superintendent. Cornerstone Architects Ltd. is delivering architectural services and Manhard Consulting is the Civil Engineer. Jerry Sullivan and Ed Wabick of Paine/Wetzel Associates and Tom Sutherland of CASE Commercial Real Estate Partners are representing the tenant. Vern Schultz and Tom Condon with Colliers International are representing ownership.
