PREMIER has completed DCT Greanleaf, a carefully planned redevelopment project in Elk Grove’s industrial district.
PREMIER Design + Build Group, LLC was contracted by project developer DCT Industrial Trust to manage the design and construction of 2567 Greenleaf to increase distribution efficiency and maximize space. With increasingly stringent stormwater management regulations in Elk Grove Village, the project took a concerted effort and strategic planning.
The design called for targeted demolition of the building’s interior docks and segmented re-utilization of the existing structure. The original 120,000 square foot structure was constructed with obsolete geometry, building envelope materials and mechanical and electrical systems, which rendered the building “challenged” for today’s needs. Replacing the existing facade with insulated precast and glass curtain wall entryway not only increased efficiency, but also increased the building class. A new electrical service, T5 energy-efficient lighting system, audio/visual modifications and new fire sprinkler system are some of the new components introduced into the project. The Greanleaf building features 5,800 square feet of new office space for DCT Industrial’s new customer.
A redesigned and expanded truck docking station with 13 exterior truck docks which allows for improved onsite truck maneuvering, and cuts down local truck traffic, with regulated movement at entry and exit points. Stormwater management codes are satisfied with underground water detention. The new design made possible the expansion to the new truck court and the ability to maximize internal space. There was no stormwater detention onsite prior to construction.
The once dilapidated Greenleaf building is now a code-compliant, high-grade facility with reduced monthly expenses. It’s a highly marketable and functional distribution center.
