Rosemont, Illinois-based Principle Construction Corp. has completed tenant improvements for cabinetry company Magick Woods’ 375,000 square feet of space at 1600 Sequoia Drive in Aurora, Illinois. The building, which Principle constructed in 2016, is owned by Seefried Properties and LIT Industrial Limited Partnership.
According to Mike Long, vice president of Principle, this is one of many successful projects that his firm and Seefried have completed as a team. Because of impeccable engineering and planning the building was well-suited for Magick Woods’ operations and no extra accommodations were needed for this build-out. The team got together and worked on a fast track, six-week compressed schedule to meet the occupancy date.
Spaces include a new, 3,501-square-foot office, a 94,276-square-foot racking area with 32-foot clear height, 7,800 square feet of assembly area and a 600-square-foot satellite shipping and receiving office. The property also boasts a 7-inch thick floor slab, 16 20-ton dock levelers, 58 trailer storage spaces, battery charging stations and LED lighting. Magick Woods also plans to expand their warehouse into the remaining 161,301 square feet of the building.
Principle’s Darrin Dehmlow acted as the senior project manager for the improvements, while Principle’s Tom Sterbenz served as superintendent. Harris Architects provided design services.
