Principle Construction recently completed construction on a 78,000-square-foot warehouse improvement and office addition at 440 South McClean Boulevard in South Elgin, Illinois. The building was previously deteriorating and the owner, Middleby Companies, and tenant, food packaging manufacturer CV-Tek, improved the building to create a 56,000-square-foot warehouse with 22,000 square feet of office space.
The new building includes a new electrical distribution system for computerized manufacturing equipment, enhanced lighting with 60-foot candles, and two-part architectural quality epoxy flooring throughout the entire warehouse, café, and offices. The Principle team modified the existing CMU and brick veneer masonry wall to provide drive-in truck access. They were also able to improve the deteriorating roof mounted HVAC grillage system to support 30 tons of new RTU equipment.
The project was completed over the summer in a record time of 16 weeks. Principle’s Jim Greco was the senior project manager on the project. The superintendents from Principle were Mark and Matt Frane. Cornerstone Architects provided architectural services.
