Ridgeline Development Partners, Deep Cove Partners ready to break ground on mixed-use project in Nashville

Chicago-based developers Ridgeline Development Partners (RDP) and Deep Cove Partners (DCP) finalized plans and formalized a team to break ground on The Bend at Capitol District in Nashville, Tennessee, in late April 2025. The project will be a new urban destination that serves as a mixed-use, phase-two expansion of the TownePlace Suites at North Capitol project, which was completed in 2020.

The name The Bend was inspired by local infrastructure, reflecting the nearby bend of the highway and river, grounding it in the area’s history and geography.

Designed by Nashville-based Smith Gee Studio and New York-based S9 Architecture, across nearly three acres, The Bend at Capitol District delivers two distinct new buildings totaling nearly 550,000 sf. Along with TownePlace Suites at North Capitol, including its Moonshot Coffee Bar and rooftop venue Top Note, The Bend will establish a significant destination for locals and visitors by delivering an infusion of apartments, hotels, and extended-stay opportunities—all interconnected by an open-air paseo with dynamic retail and hospitality offerings.

With the upcoming groundbreaking in April 2025, the teams will begin construction on the multi-use complex, which will include:

  • An 8-story, 188-key new Moxy Capitol District, a part of Marriott Bonvoy’s global portfolio of hotels.
  • A 10-story residential building, which includes:
    • The Delle at The Bend – Apartments by Marriott Bonvoy, consisting of 128 fully furnished apartment-style accommodations, offering executive stay units.
    • The Residences at The Bend, comprising 133 for-rent residences. Both provide truly independent living with sizable living spaces and sophisticated, locally inspired design.
  • 17,000 sq. feet of dynamic retail space all within an interconnected paseo.

The Nashville-area office of Skanska USA will serve as general contractor. RaganSmith Associates and Power Management Corporation serve as engineers on the project. JLL is serving as project manager. The Gettys Group will lead the branding, interior design, and procurement for The Bend at Capitol District.

The Bend at Capitol District is located near the Tennessee State Capitol and Metro Courthouse (the center of Metro Nashville’s Municipal Government). It also sits within walking distance of Music City’s famous downtown entertainment district and booming Germantown neighborhood.
