Ryan Companies US, Inc. completes new clinic for Children’s Hospital of Wisconsin

Ryan Companies US, Inc.’s Great Lakes Region has completed the development of the Children’s Hospital of Wisconsin Delafield Clinic, a new 30,000-square-foot clinic in Delafield, Wis. This two-story facility continues Children’s Hospital of Wisconsin’s commitment to provide care closer to home for the children and families it serves.

This newest of 55 primary, specialty, dental, urgent and behavioral sites for Children’s Hospital of Wisconsin is located at 3195 Hillside Drive in Delafield, on a 5.1-acre site. The clinic provides asthma/allergy; cardiology; craniofacial and plastic surgery; dermatology; ear, nose and throat; gastroenterology; orthopedics; pulmonary; sports medicine; surgery; speech and audiology and urology specialty care; primary care; imaging, and physical therapy for children and adolescents. There also is a lab and pharmacy.

“This has been a very gratifying project, on a number of levels. Most importantly, it is rewarding to be involved in a new development that will have great impact by bringing high-quality health care services to the Delafield community,” said Ryan Marks, managing director, Ryan Companies.

According to Marks, Ryan faced two primary challenges in delivering the clinic — the first of which was a tight construction timeline to meet an early December opening for Children’s Hospital of Wisconsin; the second was the site’s topography and grading constraints.

According to Marks and Nick Kaminski, Ryan’s Senior Project Manager on the team, those challenges were overcome by a significant focus on project pre-planning, “just in time” material deliveries and schedule sequencing to adhere to an aggressive construction schedule.

Kaminski said using pre-cast brick panels versus regular brick construction reduced construction time dramatically. Other advantages of using pre-cast materials included aesthetic benefits, which allowed the building to conform to the general development plan of the area, and higher insulation values. Other elements of the building’s core included the use of double-glazed insulated window panels and aluminum paneling to give the building a contemporary look.

Marks added that the site’s higher elevation enhances the building’s visibility over the surrounding retail uses, while simultaneously enhancing the site’s natural characteristics and forest growth. Disturbance to the site was minimized, and a majority of the property was left untouched. The design for the additional landscaping married the new development to the existing natural features.

Other nuances or complexities of the development and construction of the Delafield Clinic included the installation of a therapy pool. This specialized feature required great care in installing, and inspections by State and County officials. Finally, to provide an extra convenience for the parents of patients as well as the clinic’s staff, a full-service coffee kiosk was added to the lobby of the building. This addition required some creative design and engineering to incorporate this extra feature into the lobby.

For the project, Ryan provided development, design-build construction and real estate management services. Ryan’s development/construction team also included Division Manager Hans Muecke; Senior Superintendent Les Fialco and Senior Project Assistant Lisa Sefranek. Zimmerman Architectural Studios, Inc. served as the project’s architect-of-record, while Eppstein Uhen Architects provided Interior Design services. Associated Bank provided construction financing for the project.

The development of this clinic is another example of how Children’s Hospital of Wisconsin is providing care that is conveniently located throughout the communities it serves. In 2013, it opened a primary care clinic at Northside YMCA, a primary care clinic at COA Goldin Center, and a specialty care clinic in Fox Point.
