Ryan Companies US, Inc. in a joint venture with Washington Capital Management, Inc., on behalf of their client, announced the financial land closing and start of construction of a 190,000-square-foot speculative industrial facility in Bellwood, Illinois.
The project, located on the site of the former SureBuilt building, represents a continuation of Ryan’s successful model of revitalizing underutilized industrial sites, a strategy proven by the company’s transformative Pullman Crossings industrial park on Chicago’s South Side.
Located at 840 25th Avenue, the new facility is positioned to attract a diverse range of industrial users. The site offers logistical advantages that are critical for modern tenants, including immediate access to Interstates 290, 294 and 88, and proximity to O’Hare International Airport and a large, skilled labor pool.
The facility will feature Class A amenities, including a 32-foot clear height, ESFR fire protection, and exterior bike racks. Its flexible design will accommodate uses from warehousing and distribution to light manufacturing, adding needed modern space to a supply-constrained submarket.
Ryan is the developer and builder for the project, with expected completion slated for the spring of 2027.
Ryan’s work at Pullman Crossings, which began in 2017, resulted in five industrial facilities totaling more than 1 million square feet, including the Whole Foods Midwest Distribution Center and an Amazon last-mile distribution center. The industrial park has created more than 600 jobs and transformed what was previously one of the largest undeveloped sites in Chicago.
