With the completion of a second lease in less than 45 days at 255 Logistics Center in St. Louis, SparrowHawk LLC has announced that the 502,800-square-foot high-cube industrial building is now fully-leased.
The newest tenant is one of the largest ecommerce firms in the nation. The newest lease is for 202,300 square feet of space. The building will be used by the ecommerce firm for distribution purposes. The company will take occupancy in February 2022.
Earlier this Fall, Sensient Technologies Corporation completed a lease for the 300,481-square-foot space that previously was occupied by Medline Industries. That transaction is facilitating the relocation and expansion of various functions for the global manufacturer and marketer of colors, flavors and fragrances. Sensient will complete its move-in by the end of the year.
The two transactions are among the largest transactions in the St. Louis metro area for 2021. The Sensient transaction is the fifth largest in all of 2021 and the second largest during the second half of the year, according to statistics provided by JLL’s Research Department. The vacancy rate at the end of the third quarter was 5.3 percent, according to JLL.
255 Logistics Center is a 502,800-square-foot industrial building that was developed in 2008. SparrowHawk acquired the building in 2018. The building features 32’ clear ceiling heights, 48 loading docks with levelers, seals and bumpers; a 135’ truck court and parking for 183 vehicles and 75 trailers.
