Stan Johnson Company has completed the sale of a single-tenant industrial warehouse and distribution center leased to Home Depot in Mexico, Missouri.
The property, located at 5701 U.S. Highway 54 East in Mexico, Missouri, totals about 310,000 square feet. The seller, a Midwest-based developer, was represented by Jonathan Ameen and Brad Pepin of Stan Johnson Company. A private investor from New York purchased the asset for an undisclosed price.
“Industrial warehouse and distribution properties are extremely attractive in today’s environment, especially when backed by an investment grade tenant,” said Ameen, associate director in Stan Johnson Company’s Tulsa, Oklahoma, headquarters. “This mission-critical property generated significant interest and ultimately closed at a highly competitive market-driven price.”
The property is situated on about 36 acres within an opportunity zone. The facility was originally constructed in 1985 with renovations in both 1995 and 2020.
Throughout its occupancy, Home Depot has exercised four lease extensions, illustrating this location’s mission-critical nature. The warehouse is adjacent to another Home Depot facility that shares a joint inventory system. Together, they play a vital role in Home Depot’s supply chain, supporting the company’s goal of providing same day or next day delivery to 90 percent of the United States.
