Stream Realty Partners secured a full-building prelease at Summit Grove Business Park, a two-building, 215,891-square-foot industrial development located at 21737 and 21811 Holzwarth Road in Spring, Texas. The transaction brings Building Two, totaling 90,961 square feet, to full occupancy ahead of the project’s completion later this month.
The tenant, a manufacturer of precision-machined parts, seals, and equipment for the oil and gas industry, will occupy the entirety of Building Two. Garrett Thomas and David Munson of Cushman & Wakefield represented the tenant in the transaction, while Stream’s Managing Director Tyler Maner, along with Vice Presidents Abe Richardson and Grant Wisenbaker, represented ownership.
Developed by Stream’s Industrial Development Services team, Summit Grove Business Park is strategically positioned in North Houston with immediate access to the Grand Parkway and convenient connectivity to Interstate 45, providing efficient access to The Woodlands, Spring, Conroe, Tomball, George Bush Intercontinental Airport, and Houston’s major distribution corridors.
Building One, totaling 124,930 square feet, remains available for lease. The standalone building features a rear-load configuration, 32-foot clear height, 47 dock-high doors, and two drive-in ramps. Its design combines modern functionality with the flexibility to accommodate a wide range of logistics, distribution, and manufacturing users.
