Stream Realty Partners’ Chicago office has secured a long-term lease on behalf of Baum Revision with Kids’ Work Chicago Too. This mother/daughter-owned childcare and early learning group leased 30,635 square feet at Riverview at Roscoe, located at 2718 W. Roscoe Street on Chicago’s North Side.
A joint venture comprising Chicago-based Baum Revision and Dallas-based Meridian Capital acquired the former WMS campus from Scientific Games Corporation in March 2020. The site is currently undergoing major capital improvements, inclusive of an iconic rebrand to position the building as Riverview at Roscoe, a wellness-oriented workplace along the Chicago River, with a keen focus on integrating water, light and air in a LEED Platinum environment.
“We are excited to welcome Kids’ Work Chicago Too to Riverview at Roscoe,” said Scott Goldman, principal with Baum Revision. “The property’s presence and amenity base will be the perfect backdrop for their newest Chicago location.”
The campus offers flexible floor plates, 435 surface parking spots and provides future tenants with the potential to house a large team while creatively designing their ideal work environment.
“The Kids’ Work story began with our first location in Ann Arbor, Michigan in 1978. Four decades later, our team is excited to carry on the tradition of providing learning opportunities in a homelike environment with the same above-and-beyond experience that Kids’ Work Too families have come to expect,” said Kids’ Work Too owner, Sarah Cudnik. “Our new facility will be easily accessible from several different Chicago neighborhoods and we are particularly excited about the urban nature learning opportunities in our 4,000-square-foot playground and beautiful riverfront location.”
2718 W. Roscoe Street currently has 20,000 square feet available and the adjacent building, located at 3401 N. California Avenue, features two floors totaling over 100,000 square feet with 16-foot clear heights.
“The recent leasing success at Riverview at Roscoe is a testament to Baum Revision’s investment in the property,” said Patrick Russo, managing director at Stream. “Riverview at Roscoe’s premier riverfront location will be the ideal environment for Kids’ Work Chicago Too.”
Russo, along with Adam Showalter and Jessica O’Hara of Stream’s Chicago office, represented Baum Revision. Andrew Becker with CANVAS Real Estate Collective represented Kids’ Work Chicago Too.
This will be Kids’ Work Too’s third childcare and early learning venture in the Chicago area. A multi-year winner of the Red Tricycle “Totally Awesome Award” for Best Preschool Program, Kids’ Work Too offers a hands-on and play-centered approach infused with standards-based learning to families in need of full or part-time care options.
