Sullivan Development, LLC announced the successful closing of financing for Junction at Fall Creek, a transformative 200-unit affordable housing development on the northeast side of Indianapolis, just southeast of the Indiana State Fairgrounds.
Situated at 3500 Sutherland Avenue along Fall Creek, the project will redevelop more than six acres of a long-vacant former rail yard site that has remained underutilized for over 40 years. Once complete, Junction at Fall Creek will deliver high-quality apartment homes for residents earning 60% or less of Area Median Income. The development will include 200 units with a total development cost of approximately $50 million, helping address a critical need for workforce housing while advancing broader neighborhood revitalization efforts.
The name Junction at Fall Creek reflects both the site’s historic use and its modern identity as a point of connection—where the Monon Trail, Nickel Plate Trail, and Fall Creek Trail system converge, along with access to transit and nearby amenities.
Construction began in May 2026, with completion anticipated in late 2027.
The thoughtfully designed community will feature a mix of one-, two-, and three-bedroom apartment homes, including accessible units and modern in-unit amenities. Residents will benefit from a wide range of on-site features, including a riverfront walking path along Fall Creek, community gathering spaces, a playground, dog park, pickleball court, and bike-friendly infrastructure. The site also offers convenient access to the Purple Line Bus Rapid Transit corridor, located approximately a half mile away.
In addition to physical amenities, Junction at Fall Creek will offer a robust resident services program designed to support long-term stability and quality of life. Residents will have access to financial literacy and homeownership planning classes, workforce development opportunities, food access programming, and tools that support credit building and long-term financial health.
Junction at Fall Creek represents the first phase of the broader Monon 35 master-planned development, building on continued investment and momentum in the corridor, including nearby projects such as Monon 30.
