Urban Innovations signed 18 new lease deals and one expansion in the first half of 2026 in Chicago’s River North neighborhood, totaling more than 50,000 square feet of leases signed in its River North office buildings.
“The leasing momentum we experienced in 2025 is continuing into the first half of 2026. Tenants are looking for high-quality move-in-ready spaces with an established, well-capitalized landlord,” says Jeremy Zednick, President and CFO of Urban Innovations. “Every detail matters from the second they enter the building through the lobby. Attractive lobbies include newer entry systems, well-maintained elevators, updated common corridors and restrooms, modernized LED lighting, and other high-quality finishes.”

At 222 W. Hubbard:
● Dime Line Holdings LLC, a financial services and algorithmic sports trading firm. Craig Nadborne of Bradford Allen represented Dime Line Holdings.
● Blitz Servicing LLC, a technology-driven company operating in the excess and surplus insurance industry. Jack Tunnicliff and Ari Klein of Cushman & Wakefield represented Blitz Servicing.
● Ascendco Health Inc., a health-tech company that specializes in surgical asset and inventory management. Jack Keenan and Jack Deroche of Cushman & Wakefield represented Ascendco Health.
At 325 W. Huron:
● Rundoo, Inc., a financial technology and B2B software company that develops AI-native ERP, CRM and POS platforms for independent supply and hardware stores. Courtney Theo of CBRE represented Rundoo.
● Lenore Weiss Studios, LLC: a boutique architecture and interior design firm. Lenore Weiss Studios was represented by Melissa Rubenstein of Cushman & Wakefield.
At 445 N. Wells:
● Kong Inc., a software company that develops unified API and AI platforms and provides core infrastructure for governing and managing data flow. Kong was represented by Tyler Reaumond of CBRE.
At 720 N. Franklin:
● Luminaire, LLC, a premier, high-end furniture, lighting and home decor retailer, renewed their lease at 720 N Franklin. Luminaire was represented by Todd Siegel, Phillip Golding and Kimberly Wiskup formerly of CBRE.
