Venture One fund picks up 24,000-SF foot industrial building in St. Charles

Venture One Real Estate—through its acquisition fund, VK Industrial V, LP, a partnership between Venture One and Kovitz Investment Group—has closed on the acquisition of a 23,933-square-foot industrial building located at 3945 Stern Avenue in St. Charles, Illinois. Terms of the transaction were not disclosed.

Pat Ryan of Combined Commercial Realty represented the seller in the transaction. Venture One was represented by Nick Krejci and Noel Listen of Darwin Realty. The precast, single-tenant building was constructed in 1997 and fully leased at acquisition. Sitting on 2.19 acres of land, the building features 17-foot clear height, one exterior dock, two drive-in doors and parking for 42 cars.
