Venture One picks up Roselle industrial building in off-market sale

Venture One Real Estate—through its acquisition fund, VK Industrial V, LP, a partnership between Venture One and Kovitz Investment Group—has closed on the acquisition of an 80,704-square-foot industrial building located at 31 Presidential Drive in Roselle, Illinois. Lee & Associates of Illinois brokered the $4.115 million, off-market transaction.

Jeff Janda, SIOR, and Jeff Galante, principals of Lee & Associates’ Illinois office, brokered the sale from Roselle Holdings to Venture One Real Estate. Constructed in 1992, the single-tenant building is occupied by EquipSolutions and features 18-foot clear height, five docks, three drive-in doors, 3,200 amps of power and parking for 232 cars.
