David Wolf and Christine Lutz have launched Wolf Development Strategies, a premier full-service development advisory, marketing and sales firm for luxury residential developments across the U.S. Based in Chicago, Wolf Development Strategies builds on the work of ON Collaborative, which Wolf founded in 2017 and acquired earlier this year from NRT LLC, the nation’s largest residential real estate brokerage company.

This work will encompass everything from single- and mixed-use properties, including conversions, to large-scale, master-planned developments with a residential component.”
Leveraging proprietary research and systems, Wolf Development Strategies provides advisory services to help determine the feasibility of new residential developments and enhance their marketability upon completion. As part of this process, the firm consults not only the developer, but also their capital partner, architect and other project stakeholders. When retained as the exclusive sales and marketing agent, the firm assembles dedicated on-site teams for each project, with highly trained associates whose intimate knowledge of the development enhances the buyer experience. Wolf Development Strategies also creates and executes custom marketing strategies on behalf of its clients or works in conjunction with the developer’s own in-house team.

Wolf Development Strategies is currently leading sales for 1400 Monroe, a collection of 42 luxury residences in Chicago’s West Loop. Other assignments include The DeMarcay, an 18-story condo tower in downtown Sarasota, Florida, and The Standard, a 15-story condo building in the South Market District of downtown New Orleans. The firm has also been retained by Lendlease, a leading international property and infrastructure group, to lead sales and marketing for the next phase of the firm’s seven-acre Southbank neighborhood development in Chicago’s South Loop.
Other Wolf Development Strategies team members include Reiner Perez, a managing director based in South Florida.
As it scales operations, Wolf Development Strategies will focus on projects in the Chicago area and throughout the Midwest, as well as high-growth markets in Florida, Texas, Tennessee and Colorado, among others. The firm is a licensed real estate brokerage in Illinois and Florida, operating under the name Wolf Residential.
Collectively, Wolf and Lutz have executed more than $3 billion in development sales across the country throughout their careers. Wolf joined NRT’s Coldwell Banker Residential Brokerage in Chicago in 2015 to form its national Development Marketing division, which ultimately became known as ON Collaborative in 2017. He previously held dual roles at Related Midwest as president of both Related Realty, the company’s full-service residential brokerage that Wolf co-founded in 2012, and Related Midwest Sales, the exclusive development sales and marketing arm for all Related Midwest developments.
Lutz joined ON Collaborative in 2017 after working as director of brokerage at Kinzie Brokerage LLC and a lengthy career with Garrison Partners Consulting, where, as senior vice president, she directed the sales and marketing of more than 50 ground-up condominium developments, conversions and single-family home communities in seven states including Illinois, Florida, Minnesota and Texas.
