Demand for apartment units continues to rise. And amenities are a way for building owners to set their apartments apart from the compeition. But what amenities are most building owners advertising to entice would-be renters?

TurboTenant, which offers landlords software for advertising their units and screening tenants, attempted to find out, studying rental listings during the last two years. And what did the software company find out? The most common amenities advertised by building owners are range ovens, dishwashers and washers.

This varies by region, though. TurboTenant found that in the Midwest, the top three amenities advertised are hardwood floors, on-site laundry facilities and dishwashers. Compare that to the Southwest, where landlords most commonly list central air, range ovens and dishwashers in their listings.

What are the other most commonly advertised amenities across the nation? According to TurboTenant, the list includes central air, dryers, hardwood floors, on-site laundry, off-street parking, garbage disposals and forced air.

But what should building owners advertise if they want to attract the most tenants? TurboTenant has some recommendations.

For urban tenants, the company recommends that landlords promote rooftop green space, reserved parking, private balconies and proximity to public transportation. For suburban renters, the company says, landlords should advertise pet-friendly policies, community gardens, parking and playgrounds.
