Principal Construction breaks ground on spec warehouse in Franklin Park

Principle Construction Corp., a full-service design build general contractor, broke ground yesterday on a new Class A industrial facility at 3500 Wolf Road in Franklin Park, IL. The 6.92-acre site will be home to a 100,463 square foot distribution center with easy access to I-294, the future I-490, and the CSX & CP Intermodal.

IDI Logistics is the developer for the project, which in the future can be built-to-suit with a clear height of up to 32 feet. IDI and Principle plan to build a state-of-the-art energy efficient building complete with 24 docks, two drive-in doors, and a 130-foot truck court. It will also boast an ESFR sprinkler system, Ductilcrete floor system, and 2,000 amps of power.  There is an east and west storm trap underground detention basin being installed to manage 473,135 gallons of stormwater runoff.  

“Principle and IDI have partnered together on several industrial projects, and we’re looking forward to seeing this building being completed and leased,” said Jeff Smith at IDI Logistics. “With demand still high for quality industrial spaces near or in the city and airport, this project is very promising.”

James A. Brucato, president of Principle Construction says “We thoroughly enjoy working with Jeff, Tracey, Scott and the entire IDI team.  There is a true teamwork approach to each project and is a main factor in each of the projects’ successes.”

Principle’s James A. Brucato is the principal on the project. Principle’s Darrin Dehmlow is the project manager, and Principle’s Mark Frane is acting as the superintendent with Scott Nagel as assistant superintendent. Harris Architects provided design services for the project.
