Smith Gilbane starts construction of Block Three master-planned community in Madison

Smith Gilbane, the joint venture development team of Gilbane Development and Summit Smith Development, started construction of Block Three at Madison Yards, marking a major milestone in the continued transformation of Madison, Wisconsin’s, Near West Side.

Block Three is the latest phase of the vibrant Madison Yards master-planned community, a dynamic mixed-use district that is redefining urban living in Madison. Smith Gilbane is redeveloping 14 acres at the Southwest corner of University Avenue and Segoe Road into a walkable, mixed-use district that boasts 500+ residential units, an upscale hotel, multiple Class-A office spaces, 400,000-SF of medical/office space, a Whole Foods Market, and retail, restaurant, and entertainment uses.

This newest development will introduce 199 thoughtfully designed market-rate residential units, 8,733 square feet of retail space, and 200 secure, temperature-controlled parking stalls. Construction began in July 2025, and the first occupants are anticipated to move in during the spring, following construction completion in March 2027.

Madison Yards already features several completed and active components, including EO Madison Yards, a 273-unit apartment building; a 50,000 SF Whole Foods Market; a State of Wisconsin office building, and a growing hub of Class A office space that is attracting leading employers to the district. Additional elements in development include the Homewood Suites by Hilton, and a curated mix of retail and dining options.

Block Three will offer a diverse mix of studio, junior one-bedroom, standard one-bedroom, and two-bedroom apartments, each featuring modern finishes such as quartz countertops, stainless steel appliances, and 9-foot ceilings. Residents will enjoy a robust suite of amenities including a private courtyard, rooftop sky club and deck with views of Lake Mendota, co-working spaces, fitness and yoga areas, pet spa, sauna, and a three-season greenhouse.
