Brown Commercial Group completed five transactions totaling 43,611 square feet in Chicago’s suburban industrial market. Senior broker Mason Hezner was involved in all transactions.
Hezner represented MW Company LLC, an engineering, design and manufacturing company in the automotive industry, in its lease of 12,588 square feet at 1525 Ardmore Avenue in Itasca, Illinois. The space will be used for storage and distribution of wheels. Korman Lederer’s Peter Balyeat represented the building owner, Thorndale Associates.
Hezner also represented both the buyer and the seller in the sale of 170 Gaylord Street in Elk Grove Village, Illinois. Packaging business Pulver, Inc. purchased the 12,191-square-foot building from TMK Industries, LLC. Pulver already owns the 10,000-square-foot building next door at 575 Bennett Road and purchased this building to accommodate expansion needs.
HHS LLC sold a 5,000-square-foot building at 55 Randall Street in Elk Grove Village to JJJ Park, LLC. The space will be used for Woorisool Inc. as a distribution center for its wine and spirits products. Baird & Warner’s Michael Zyung represented the buyer.
Hezner additionally represented both the seller, Resnik Realty LLC, and the buyer, a private investor representing Ultra Specialties Inc., in the sale of the 8,832-square-foot building at 1420 Howard Street in Elk Grove Village. Finally, A-One Group LTD acquired the 5,000-square-foot building at 1315 Louis Avenue in Elk Grove Village from Rasmussen Trust; Hezner represented both parties in the sale.
“We continue to see expanding businesses looking to own their own space in a landscape where small industrial spaces is in limited supply,” Hezner says. “These transactions in Elk Grove Village and Itasca show the strength of Chicago’s suburban industrial market, especially in areas that feed into the O’Hare submarket.”
