Peak Construction Corporation was awarded construction duties on Mills Business Park Phase II by Scannell Properties. The 180,00-square-foot speculative facility sits on Foltz Parkway in Strongsville, Ohio.
The property will have 32-foot clear height, an ESFR sprinkler system, 33 dock doors complete with levelers and seals, 11 additional knockout panels that will easily allow more doors to be added, three drive-in doors and parking for 198 cars.
High efficiency heating equipment, HVLS Fans and LED lighting are some of the standard elements included with this project. The project also includes an initial approximately 70,000-square-foot interior fit out for an undisclosed eCommerce company.
Some attractive aspects of the project are the 31 Clerestory windows along the Southern face, allowing natural light in all day; an interior concrete floor with a flatness level better than FF 45 / FL 25; and an additionally reinforced slab in the speed bay.
Peak is teamed with HSB Architects + Engineers as the architect and Weber Engineering Services as the civil engineer.
