Groundbreaking ceremonies held at 6145 S. Sangamon Terrace on Monday, Nov. 10 signal the start of construction on a project that will provide additional affordable housing for seniors in the Englewood neighborhood.
Joseph J. Duffy Company, Chicago, serves as the general contractor of this four-story, precast concrete structure. Tenants in the 24-unit building will share staff support with the adjacent Bethel Terrace senior apartment complex via a ground-level corridor.
Working with Steve Rappin, president of Evergreen Real Estate Services, LLC, the Joseph J. Duffy Company developed a fixed price cost for the project. Evergreen Real Estate Services, LLC serves as the developer and building manager of the project, with Harley Ellis Devereaux as the architects.
Each of the 24 apartments is one bedroom and has its own kitchen. Common amenities include a community room and laundry facilities. As part of the site redevelopment, there will be new landscaping, a large terrace and green areas for the tenants to enjoy. The lobby and common areas of Bethel Terrace will undergo renovation as well. The facility will provide affordable housing for the independent elderly who earn up to 50 percent of the area’s median income.
HUD’s Section 202 Supportive Housing Development Program, which helps finance the construction of affordable housing with services for seniors, partially funds the construction of Sangamon Terrace. The estimated completion date is fall 2015.
