This two-property sale is comprised of Fireside Village and Chateau Apartments located in the Omaha Metropolitan Area totaling 295 multifamily homes. Fireside Village, with 180 apartment units, is located at 8214 Wilson Drive in Ralston, Nebraska, just one-half mile north of the new City Centre development. Chateau Apartments, with 115 apartments, is located at 401 Chateau Drive in Bellevue, Nebraska, within walking distance to Bellevue University. Both locations offered the investors well-maintained communities in desirable markets.
The portfolio was marketed as a whole, but sold to two different buyers and closed quickly due to the seller’s 1031 requirements. Both buyers successfully closed on the transaction in less than 30 days from signing the purchase and sale agreement. Vukota Capital out of Denver, CO purchased Fireside Village; and Strategic Funding Partnership also out of Denver, CO purchased Chateau Apartments. Both transactions were completed from listing to close in just 105 days.
