DarwinPW Realty’s Principal Jerry Sullivan and Axiom Advisors represented the seller, NDSM Franklin Park, LLC, in the disposition of a 102,950-square-foot building on a 10.16-acre site at 3600 River Road in Franklin Park, Illinois. DarwinPW Realty’s Senior Vice President Jeffrey Provenza and JLL’s Brian Carroll represented a private investor as the buyer in purchasing of the property.
“The building is beginning to become obsolete, so the best use for this site will be for redevelopment,” Provenza says. “With its proximity to I-294 and I-90, its location will lend itself to a distribution or ecommerce user.”
The Class-B building was constructed in 1954 and has eight exterior docks and eight drive-in doors. It has more than 500 feet of road frontage, a large area for outdoor storage, trailer parking, a 10,000-square-foot cooler and 5,900 square feet of basement. The strong labor market and desirable location make it a good candidate for renovation or redevelopment.
