NAI Hiffman completed a 10-year lease renewal for Del Monte Foods, Inc., for 9860-80 S. Dorchester Avenue, a 48,000-square-foot warehouse that is part of the Calumet Business Center in Chicago’s Cottage Grove Heights neighborhood. Del Monte, a Walnut Creek, California-based food production and distribution company, signed the original lease in 1999.
Chris Gary, executive vice president at NAI Hiffman, represented Austin, Texas-based landlord, Glen Una Properties, in the transaction, which will include Glen Una adding four docks to the warehouse. The property is part of the 12-building, 2-million-square-foot Calumet Business Center industrial park, also owned by Glen Una. The complex features private drives and 24-hour security, and some buildings feature direct access to rail loading and unloading via daily service from Norfolk Southern Railroad—the only Class 1 daily rail service in Chicago.
“Calumet Business Center is a truly one-of-a-kind business park, with strong ‘stickiness’ of tenants that need either rail service or support local manufacturing processes,” said Gary, who represented Ashley Capital in the sale of Calumet Business Center to Glen Una Properties in 2017. “As a testament to the enduring value of this space, Del Monte has been here for 20 years and has committed to 10 more. It’s a great location near several manufacturing clusters, with excellent access to highway and rail transportation.”
In late 2019, Gary also represented Glen Una Properties in the 10-year lease renewal by MWD Logistics of 1400-1580 E. 97th Place, a 259,680-square-foot industrial property in Calumet Business Center. Calumet Business Center is located south of downtown Chicago, just off I-94 at 95th Street, and also offers easy access to I-57, I-80 and I-90.
