Principle Construction Corp. has completed tenant improvements on a 25,137-square-foot warehouse and office property at 95 Chancellor Drive in Roselle, Illinois for Graftel, a flow meter calibration company. The unique build-out required the installation of several elements that Graftel utilizes to test its flow and testing equipment.
“Our extensive experience building manufacturing facilities helped us work with the tenant to best meet their special requirements,” said Principle COO, Mark Augustyn, who serves as principal on the project. “We were able to meet all deadlines throughout the project, even in the midst of the COVID-19 pandemic.”
The Principle team helped Graftel move into its new facility by installing aluminum air piping, compressors and dryers. Principle also worked to install water piping and power hook-ups for all 120V, 240V and 480V testing equipment at each test station. Principle installed power and air lines for an air velocity station, temperature and humidity dew point equipment, 10-, 50- and 100-gallon water systems for calibration stations, primary water tanks, testing equipment, air compressors and externally heated desiccant dryers.
Principle’s Kent Nepras worked as senior project manager for the improvements. Cornerstone Architects was the architect for the project.
