Principle has recently completed a new 80,053-square-foot speculative distribution warehouse and office building at 2240 South Busse Road in Mount Prospect for Seefried Industrial Properties. The new Class A project boasts 32-foot clear height, 16 exterior docks, two drive-in doors and 17 trailer stalls. Within the facility, Principle also built out 34,011 square feet of space for Seefried’s tenant to occupy.
The new building features a 1200-amp electrical system, ESFR fire protection, ballasted EPDM roofing, and parking for 89 cars which includes four handicap spaces. Located near I-90, Route 83, and Route 72, the warehouse offers easy access to O’Hare International Airport, the city of Chicago, and the western and northwestern suburbs.
The Principle team completed construction in August of 2023. Principle’s Jim Greco worked as senior project manager while Principle’s John Isaacson served as senior superintendent. Harris Architects provided architectural services and Kimley-Horn served as civil engineer on the new building.
