Savills executed a long-term lease transaction on behalf of Waller Helms Advisors. Waller Helms will relocate from its current headquarters at 205 West Wacker to a 13,000-square-foot space at 225 West Wacker in Q3 2021.

“Waller Helms business has expanded significantly, and they were seeking a larger workspace to accommodate its newfound growth,” said Savills Vice Chairman Eric Feinberg, who represented the company in lease negotiations along with Associate Director Isabel Preskill. “At 225 West Wacker, the firm nearly doubles its previous square footage and remains in the heart of the downtown business district with exceptional views of the Chicago River.”

Waller Helms recently returned to the office having expanded its talent base while working remotely. To accommodate its growth and introduce new team members to its company culture, Waller Helms sought a move-in ready space with minimal improvements. The location at 225 West Wacker was partially built out with a mix of private offices and open, collaborative areas with furniture included. Feinberg and Preskill also secured expansion options to provide Waller Helms the flexibility to increase its footprint as its business needs continue to evolve.

Located at the prestigious corner of Wacker Drive and Franklin Street, 225 West Wacker is ideally situated in the downtown business district. The building is close to CTA and Metra stations, retail, dining, and entertainment establishments. Owner Spear Street Capital is currently undergoing a significant renovation project that will include a redesigned lobby with café, updated elevator lobbies and cabs, a modern fitness center, outdoor garden, and tenant lounge and conference facility.
