Stream Realty Partners helped broker the deal surrounding the relocation of the American Dental Association (ADA) headquarters to 401 N. Michigan Ave. in Chicago.
As of the first quarter of 2025, ADA will occupy the top three floors of the building and a portion of the 32nd floor, encompassing 69,574 square feet. ADA’s lease consists of 9.4% of the building’s total rentable space, bringing the building’s occupancy to a market-leading 88.4%.
401 North Michigan Avenue is situated in the North Michigan Avenue submarket, one of the most dynamic mixed-use environments in the country. This prime location offers ADA employees a vibrant neighborhood rich with shopping, restaurants, and hotels and proximity to world-renowned hospitals. The building itself boasts breathtaking views of the Chicago River and Lake Michigan. It offers tenants premier amenities, including 401’s outdoor Work Park, direct access to University of Chicago Gleacher Center conferencing facilities, a tenant lounge and conference center, Pine Street Kitchen, a 7,500-square-foot professionally managed fitness center, and indoor valet parking.
ADA’s move comes after spending 60 years at their previous headquarters at 211 East Chicago, which was sold to Lurie Children’s Hospital.
The transaction was facilitated by a joint-venture leasing team led by Marshall and Zeller’s Howard Meyer, who represented Walton Street Capital’s building ownership. Jeff Liljeberg and Jamie Fink of JLL represented ADA.
