Stream Realty Partners lands leasing assignment for boutique office building in Chicago’s West Loop

The development firm Moceri + Roszak has awarded Stream Realty Partners, a national real estate services, development, and investment company, the leasing of 145 South Wells. Managing Director Mark Bâby, Executive Vice President Matthew Lerner and Associate Brittany Hughes of Stream Chicago will lead the leasing and marketing efforts for Chicago’s newest and highly amenitized hospitality office building in the West Loop submarket. 

The boutique, creative office building features 206,055 square feet across its 20 floors, with floorplates from 11,400 square feet to 12,700 square feet. Speculative suites are available from 5,000 square feet to 12,700 square feet and offer 12-foot ceilings. Tenants are afforded access to penthouse amenities including a fitness center, Peloton studio, conference center, golf simulator, foosball, ping-pong, outdoor deck with grills and a fire pit, and a fully stocked bar courtesy of ninth-floor tenant Mark Anthony Brewing. Twenty-four executive, on-site parking spaces are available with direct access to all floors.

“The West Loop submarket has been one of the most active in Stream Chicago’s portfolio for tours over the past six months, and 44% of our executed deals in 2021 were assets here,” Bâby said. “145 South Wells will definitely boost that number in the months ahead. Hospitality is at the heart of this Class A building from the moment you arrive, so we are excited to show prospective tenants all its possibilities.” 

145 South Wells is located three blocks from Union Station and five blocks from Ogilvie Transportation Center. The CTA Purple and Brown Lines are a one-minute walk from the building, while the Red and Blue Lines are five minutes away. Commuters will appreciate being six blocks from Interstates 90 and 94 and two blocks from Wacker Drive. Five Divvy bike stations are within a three-block radius.
