Transwestern Real Estate Services facilitated two long-term office lease renewals at 203 N. LaSalle St. in Chicago’s Central Loop submarket.
Senior Vice President Kathleen Bertrand, Executive Vice President Eric Myers, and Vice President John Nelson represented building ownership, Sumitomo Corporation of Americas. Transwestern also manages the 27-story, 624,724-square-foot tower.
The renewing tenants include the Office of the State Appellate Defender (OSAD) and Masuda Funai, a law firm that represents foreign companies entering and operating in the U.S. market. OSAD has been in the building since 2007 and has recommitted to the entire 24th floor, totaling 36,000 square feet. Masuda Funai signed a lease for 16,300 square feet and is relocating to the 17th floor.
Earlier this year, 203 N. LaSalle welcomed Lessen to its tenant roster when it inked the largest new lease deal in the Central Loop in 2024. In total, leasing activity year-to-date at the property is approximately 134,000 square feet.
203 N. LaSalle St. is a LEED Gold-certified tower with access to considerable options for transportation. It offers a 1,200-space parking garage as well as a direct connection to the CTA Clark/Lake Station and the Pedway system. The building features a full array of amenities, including a state-of-the-art conference center, fitness center, and multiple tenant lounges exclusive and complimentary to tenants. Sumitomo Corporation of Americas owns the building debt-free, allowing for sustained investment in its facilities and services.
