In the simplistic terms, you either invest because of the income stream potential or the opportunity to add value — sometimes significant — to an asset.
In its next conference, The Illinois Real Estate Journal will focus its attention on value-added investing on commercial real estate. The event will take place from 7 a.m. to noon on Aug. 7, 2013 within the Devonshire Ballroom at The Langham Hotel.
According to Real Estate Publishing Group Publisher Mark Menzies, examples of a value-add investment strategy can be seen throughout the Chicago metro area, from the building at 330 N. Wabash, to many of the conversion projects taking place in the West Loop, to office, industrial and retail projects in the suburbs.
“Creating value is important in today’s environment, with the markets starting to recover,” Menzies said. “Those who invest in properties today and do what is necessary to make them attractive to businesses as they look to expand will be well positioned to see a great return on investment.”
IREJ’s Value-Added Commercial Real Estate Investing Conference will kick off with a one-on-one conversation between Jeff Patterson, president of Riverview Realty Partners, and Dan Maslauski, managing director, Jones Lang LaSalle.
Riverview Realty Partners is nearing the completion of the successful repositioning of 330 N. Wabash. Over the course of the last 18-124 months the firm has added a significant number of new leases in the office portion of the building, and recently took part in the opening of The Langham Hotel, Chicago’s newest luxury hotel. Patterson will talk about the development and execution of the strategy that paved the way for this exciting development.
Following that discussion, three panel discussions will more closely examine the financing of value-added opportunities (and the programs to enhance the positioning of the assets); making the transition to a facility that will better attract tenants; and where to find the greatest value-added investment opportunities.
To date, confirmed speakers for the conference include: Jeff Patterson, CEO/Pres Riverview Realty Partners; Dan Maslauski, Jones Lang LaSalle; Gunnar Branson, National Association of Real Estate Investment Managers; Bill Barry, Draper and Kramer; John W. Rutledge, Oxford Capital Group, LLC; Karen Case, The Private Bank; David Hendrickson, Jones Lang LaSalle; Daniel Ulbricht, Leopardo Companies; Jon Runquist, Sonoma Construction; Jim Plunkard, Hartshorne Plunkard Architecture; Kurt Karnatz, Environmental Systems Design; Bill Rogala, Origin Capital Partners; David Trumpy, GlenStar Properties; Andy Hochberg, Next Realty; Brian Nagle, Cushman & Wakefield; Randy Podolsky, Podolsky|Circle; and Tony Pricco, Bridge Development Partners.
