Inspired by Somerset Development, the development firm behind some of the nation’s most innovative adaptive reuse developments, announced the successful leasing of more than 120,000 square feet of commercial space across the Bell Works New Jersey and Chicago metroburbs in 2023.

Bell Works Chicagoland 2023 Leasing Highlights
Bell Works Chicagoland, the reimagined former AT&T corporate campus in Hoffman Estates, Illinois, leased more than 80,000 square feet of office and retail space in 2023 alone. The metroburb welcomed nine new office and retail tenants, resulting in a total of 250,000 square feet leased to date.
The roster of fresh tenants spans multiple industries and adds to the robust mix of companies already based at the 1.65-million-square-foot Bell Works Chicagoland.
- Fairgrounds World’s Fair, Bell Works Chicagoland’s first-ever full-service food and beverage offering, leased 5,743 square feet, which includes a full-service kitchen, a cocktail bar and ample indoor/outdoor dining space.
- Cambium Networks, a global provider of networking solutions, leased 35,000 square feet comprising both an engineering lab and the company’s new corporate office headquarters.
- JumpFly, a digital advertising agency, leased 11,000 square feet, serving as the company’s new headquarters.
- VIPAR Heavy Duty Inc., North America’s leading network of independent aftermarket truck parts distributors and service providers, leased 11,000 square feet.
- A global leader in electronic components and services leased 9,000 square feet.
- In addition to build-to-suit office spaces, Bell Works Chicagoland signed more than 4,500 square feet across its RTW designer office suites, which feature unique, custom designs that are immediately ready to occupy and offer flexible, short-term leasing options.
In addition, Bell Works Chicagoland welcomed eight RTW office suite leases totaling 15,000 square feet.
- Essentra Components, a plastic and fiber products supplier, leased 4,500 square feet.
- Signal, a security services provider, leased 1,276 square feet.
- Level X Group, a real estate firm, leased 1,321 square feet.
- NPB Automation, an automation machinery manufacturer, leased 2,865 square feet.
- Squadhelp.com, a branding platform, leased 1,482 square feet.
- Jameson Sotheby’s International Realty leased 2,473 square feet.
- ICG, a corporate real estate firm, renewed its 1,081-square-foot lease.
