Brown Commercial Group represented three end users in one sale and two leases totaling 26,734 square feet in Chicago’s western suburbs. Each company was expanding its space to accommodate growth.
“We are seeing a variety of businesses that are in expansion mode, from contractors to food businesses, showing that it’s not just distribution keeping the industrial markets moving,” said Dan Brown, principal and president at Brown Commercial Group. “The inventory of small spaces remains low, however, making it a challenge for businesses looking to gain a foothold in Chicago’s industrial market.”
Brown Commercial Group partner, Trinity Scurto, represented Blackstar Holdings in its lease of 17,734 square feet at 100 Gary Avenue, Unit B, in Roselle, Illinois. The tenant will build out a commercial kitchen for catering uses in the space, which is more than double the 8,300 square feet it had at its previous location in Schaumburg, Illinois. NAI Hiffman’s Dan Leahy and Sean Bostrom represented the building owner.
Brown Commercial Group broker, Brian Lindgren, represented Architectural Steel Panels, Inc., an exterior contractor, in its purchase of a 7,500-square-foot building at 1421 Bernard Drive in Addison, Illinois. The buyer is expanding its rapidly growing business from a smaller facility in Naperville, Illinois. Darwin Realty’s Jeffrey Provenza represented the seller, 1421 Bernard LLC.
In the final transaction, Brown Commercial Group broker, Candace Scurto, represented custom furniture maker Reclaimed Freedom in its lease of 1,500 square feet of showroom and warehouse space at 1330 Crispin Drive, Unit 218, in Elgin, Illinois. Brown Commercial Group senior broker, Jim Pietrarosso, represented the building owner, Kacoa Landscaping.
