Reed Construction has completed extensive renovations to both towers that comprise The Franklin (formerly known as The Franklin Center), an office complex in the West Loop neighborhood of downtown Chicago. The 60-story skyscraper is owned and managed by real estate giant Tishman Speyer and consists of two separate properties – one at 222 West Adams Street and the other at 227 West Monroe Street.
Tishman Speyer is an award-winning global real estate and operating company. Founded in 1978 by Robert Tishman and Jerry Speyer, the firm primarily focuses on investment management, design and construction and corporate sustainability. The firm acquired The Franklin Center in 2004 and renamed it The Franklin in early 2015.
Reed Construction was selected by Tishman Speyer to complete updates in both towers, with overall renovations totaling 103,802 square feet. Work took place on the fourth, twenty-first and twenty-fourth floors at 222 W. Adams, as well as the fifth floor at 227 W. Madison. A total of nine speculative suites, ten break rooms and four public corridors with men’s and women’s restrooms were renovated. A complete washroom was also relocated to the twenty-first floor of 222 W. Adams. Construction on each floor was completed simultaneously with staggered phasing to minimize disruptions for existing tenants. Design features of the new spec suites include full glass partition walls in offices and conference rooms, as well as multiple collaboration areas with idea paint walls. Backlit millwork feature walls and limestone floors were also included in the four new elevator lobbies.
Jon Zawiski led the team for Reed Construction as the project manager, Jason Gunderson was the project executive and Jay Crane was the superintendent. Architectural services were provided by Harley Ellis Devereaux.
