Riverside Investment & Development signed ComPsych Corporation to a 50,000-square-foot long-term headquarters lease on the seventh floor at Prudential Plaza in Chicago.
ComPsych will make the move from NBC Tower where it occupies 152,000 square feet in the first quarter of 2027.
The signing builds on Pru’s leasing momentum established last year and is a direct result of ownership’s multimillion-dollar capital and rebranding campaign launched in late 2023.
Pru’s hospitality-driven renovations began in 2024 and are ongoing. A glass-enclosed walkway connecting One and Two Pru will be completed in the next 60 days, allowing tenants to flow between the expanded 72,000-square-foot amenity space across the 11th floor.
Other upgrades include a new 20,000-square-foot state-of-the-art conferencing center, new co-working spaces, a fully staffed bar with grab-and-go coffee and food options, and an entertainment suite complete with two golf simulators. Additional renovations are also underway, bringing new finishes, equipment, and locker rooms with cold plunges and infrared saunas to the fitness center.
Later this year, the outdoor deck will be expanded to include a new pickleball court, enhanced landscaping, and a new bar area overlooking Millennium Park. Improvements will also extend to the lobbies, where finishes in both buildings will be updated.
Riverside kicks off 2025 with serious momentum having wrapped up 2024 with more than 170,000 square feet in leases at the property. Notable deals signed last year include AECOM (23,000 SF), HOK (25,000 SF), and Zim Shipping (7,000 SF).
In January 2024 Pru’s owner, Wanxiang America Real Estate Group, secured a loan modification ahead of its 2025 maturity giving the group a two-year extension through 2027 with a unilateral right to extend through 2029, marking the launch of the massive capital campaign designed to reinvigorate the iconic property.
JLL’s Brian Means and Kellen Monti represented ComPsych in completing the transaction. Riverside’s Annie Kwasigroch, along with Heckman, represented ownership.
Completed in 1955 and renovated in 2014, One Pru was the first skyscraper built in Chicago following the Great Depression and World War II. Two Pru was completed in 1990 and renovated in 2014. Situated just across the street from Millennium Park, Pru enjoys a dynamic mix of ground-floor retailers and restaurants and is steps from the city’s most iconic attractions, including Pritzker Pavilion, The Bean, Maggie Daley Park, Grant Park, The Magnificent Mile, and The Art Institute of Chicago.
